The Statistical Account in the Journal of the Legislative Assembly 1827 for Lot 30 can be summarized as follows;

- 2120 acres were occupied of which 279 were cultivated

- the population was 96 persons; 45 males, 51 females

- stock included; 38 cows, 11 oxen, 29 other cattle, 2 horses, 107 sheep, and 73 pigs

- crops produced were; 484 bushels of potatoes, 53 bushels of wheat, 108 bushels of oats but

no barley

As can be seen from these figures, settlement was not far advanced and was at a subsistence

level (26).

The first record of land transactions away from the shore, with the exception of James Frazer's, were Hugh McLean in 1821 and Duncan McLean in 1826 (27) both on the Tryon Road (now called the Green Road) followed by William Walter Irving in 1836 (28) and William Crosby in 1837 (29). It is with these last two individuals and William Paul, who purchased part of the Fraser grant, that the settlement which later became Bonshaw begins in eamest.
