56 A printed memorandum at the bottom of the lease reads as follows: Be it remembered that the foregoing lease was executed by John Frederick Holland , son of the said Samuel Holland , by Virtue of a Power of Attorney from the said Samuel Holland to the said John Frederick Holland , dated the Twenty-seventh Day of May, One Thousand seven and Ninety-four, and duly registered in the Secretary's Office of the Island of Saint John, aforesaid, as may more fully appear by having Recourse to the said Record. The following memorandum is written in the margin: It is hereby mutually agreed between the said Parties to these presents that he the said Samuel Holland , shall receive of and from the said George Muttard his Heirs, Executors or Administrators, one pepper corn in lieu of and in discharge of the rent hereby reserved for the first seven years of the said term and that the said yearly rent of Six pence per acre is not to commence and be payable until the end and expiration of the said term of seven years to be computed from the first day of May, One Thousand Seven and Ninety four. George Muttard died 21st June, 1844, aged 68 years. In 1766 Captain Holland was granted a small parcel of land in the City of Quebec by patent which is given herewith in full: George the Third, by the Grace of God, of Great Britain, and Ireland, King, Defender of the Faith, and so forth.— To all to whom these presents shall come. GREETING: Whereas our loving subject the Honorable Samuel Holland , of our Province of Quebec , in America, Esquire, hath personally presented and applied by petition, on the 10th day of Novem¬ ber, 1764, to our trusty and well beloved, the Honorable James Murray , Esq., our Captain General and Governor in Chief in and over our said Province of Quebec , and the territories thereon depending in America, and Vice-Admiral of the same; in Council, praying Letters Patent to him, his heirs and assigns for ever, for a certain lot, piece, or parcel of ground herein¬ after particularly described, situated in the Town of Quebec , in the Province of Quebec aforesaid, which Petition having been, then and there, read and considered of, our said Council did afterwards, on the same day, humbly advise our said Governor to grant unto the said Samuel Holland our Letters Patent for the said lot, piece or parcel of ground, subject to such quit rents and conditions as are hereinafter mentioned, of and concerning the same; wherefore, in obedience to our Royal Instructions for that purpose, our Surveyor General or his Deputy, appointed for surveying and setting out of Lands to be granted within our said Province, hath surveyed and set out for him, the said Samuel Holland , all that lot, piece or parcel of ground in the Town of Quebec , being fifty-eight feet from the Royal, and runs South seventy-eight degrees west, ninety-nine feet to the street leading to , then running parallel with the said street, north six degrees, west four hundred and sixty-two feet, to the west corner of the wall joining the Castle St . Lewis, then down the said wall south sixty-seven degrees, east ninety-two feet to an angle in the said wall, then north forty-six degrees, east twenty-seven feet to a second angle in the wall, then south fifty-five degrees, east one hundred and twenty-five feet to the third angle in the wall, then south twenty-three degrees, west twenty-six feet, then south forty-eight degrees, east thirty-three feet, to a picket, then south fourteen degrees, west running parallel with the wall of the , leaving fifty-eight feet distance between the line and the , is three hundred and twelve feet to the first station as by a plot and certificate thereof under the hand of the Dep. Surveyor General of our said Province, bearing date the eighth day of June, one thousand seven hundred and sixty-five, and entered of Record in our Registrar 's Office, in our said city of , and also hereunto annexed, may more fully appear, which said unpatented lot, piece, or parcel of ground, we being willing to grant unto him, the said Samuel Holland , his heirs and assigns for ever. KNOW YE THEREFORE that of our special grace, certain knowledge, and mere motion, we have given, granted, ratified and confirmed, and we do by these presents, give, grant, ratify and confirm to him the said Samuel Holland , his heirs and assigns, all that above mentioned lot, piece or parcel of ground and aforesaid, with all and singular the hereditaments, messuages, houses and buildings thereon erected, standing and being, emoluments, profits, advantages, and appurtenances whatsoever to the same belonging or appertaining, and also all our right, title, interest, possession, claim and demand of, in and to the said unpatented tract, piece or parcel of ground and premises before mentioned, and every part and parcel thereof, and the reversions and reversions, remainders and remainders, issues and profits of the said lot, piece or parcel of ground and premises before mentioned, and every part and parcel thereof.
